SUGARCREEK TOWNSHIP — The Dayton area’s first Costco Wholesale store is slated to open in November, the developer said Tuesday.


Oberer Companies and Costco finalized the transaction Monday and ground was broken for the 148,000 square-foot store and fuel station at The Cornerstone of Centerville at Wilmington Pike and Feedwire Road in Greene County. The store will anchor phase one of the project, employ approximately 200 people, and is expected spark the growth of the major retail center on the former Dille property.


“Costco’s presence will serve as a catalyst to trigger additional development activity within the 156-acre site,” said George Oberer Jr., CEO of Oberer Companies.


The membership warehouse club will anchor the 41-acre phase one — which will include lending institutions and a “combination of retail and … different types of restaurants, many of which are not already in this area,” Oberer Jr., said. He could not release the names of the businesses due to confidentiality clauses in contracts. Costco’s store and fuel station will occupy slightly more than 17 acres.


Kroger had been rumored to be another major tenant, but Oberer Jr., could not confirm that.


“We don’t have a firm deal with them,” he said. “Kroger originally was negotiating for the site that Costco was on. We ended up making the deal with Costco Kroger was interested in. We’re hoping.”


Kroger confirmed the mutual interest but stopped short at committing to a store there.


“The site has been presented to us and we are looking at possibilities, but there are no final plans at this time,” said Kroger spokesperson Rachael Betzler. She said she is unsure what would happen to the existing Sugarcreek Township if plans move forward.


With or without Kroger, developers are confident Costco and The Cornerstone will become a destination for shoppers and retailers alike.


“The Cornerstone of Centerville’s strategic market location, easy accessibility and strong demographics were all key factors in Costco’s decision to enter the Dayton market with this site selection,” said Chris Conley, president, Oberer Realty Services, Ltd., which brokered the deal. “Costco customers will come from 30 plus miles to visit this location.”


The wholesaler has two stores in northern Cincinnati and two stores east and northeast of Columbus. Oberer Jr., said Dayton’s only Costco and The Cornerstone will draw “regional players that aren’t already in the area.”


Costco and the first phase will take up the portion of the property closest to Wilmington Pike-Feedwire Road corner. The fuel station will have an entrance from Feedwire. Later phases are expected to include more retail and some residential as well, according to the Oberer website.
